What a great find this is. It is rare to find something available on Cedar Creek in the wonderful Shenandoah Valley. This is 10
acres of woods, with Cedar Creek passing through the front of the property. Yes, you get both sides of the creek. The land has
great features. At the back end of the land there is a nice pond, stocked with fish. Natural mountain springs feed the pond. There
is also a nicely flowing brook on the property. There is much wildlife here. There are no restrictions against hunting (with rifles or
binoculars!). Tall oaks and pines grow throughout. Very little undergrowth makes it easy to pick walking paths or ride your ATVs.
A deeded right-of-way takes you off the main road through a private lane that crosses through the creek. Through the woods you
can barely see the terrific “cabin” that was built on the land in 2001. The home is so meticulously maintained, you can’t believe
it has ever been used. It has been a weekend home for the owners and their children since 2007. The home was not used prior
to the present owner’s purchase. The home is all you would want in a nice weekend place. From the covered front porch you can
see and hear the creek. Inside, you will first notice the vaulted ceiling in the great room, with a stone fireplace on center
(woodburning, of course!). Hardwood floors cover all flooring you can see, including the main level bedroom, kitchen,
greatroom and the stairs & loft bedroom upstairs. The kitchen is quite nice with oak cabinetry, breakfast island and all the
appliances. The main level bedroom is quite spacious with plenty of natural light soaking in. The home is heated and cooled with
an electric heat pump, but the woodburning fireplace will help keep you warm on those cold winter days and nights. There are
plenty of trees on the property to harvest for burning. There is also a nice firepit in the front yard, alongside Cedar Creek. Save
some of those branches for cooking the hotdogs and marshmallows. The loft bedroom is also fairly spacious, with twin beds and
plenty of storage under the eaves. A perfect area for family or guests. The great room not only features the stone fireplace, but
with large glass windows letting in much light, there is also access to a rear deck. The great room also has a large sofa that pulls
out into a sleeper. Most of the furnishings will convey with the sale. Off the kitchen there is a closet with a washer/dryer (they
will stay also), a closet for linens & tools, and a nice full bath. A private well and septic system services the property. Annual real
estate taxes paid to Shenandoah County are under $1,000. A little history about the area; Cedar Creek is a native trout stream.
In close proximity along Zepp Rd are remains of stone furnaces used for making munitions during the Civil War. Access from I81
leads you through a State designated scenic byway. It is a beautiful drive out to the cabin with panoramic valley views going up
the mountain on Zepp. There is access to hundreds of miles of hiking trails in the National Forest within a few minutes of the
cabin (ask for the map). The MLS# is SH9757115. The list price is $279,900.
Directions to the property: From the end of I66, stay left to merge onto I81 South. Drive approximately 8 miles and exit I81 at
the Toms Brook exit (truck stops) 291. Off the exit, turn right onto Mount Olive Road (Rt.641). At the end of Mt. Olive Rd (2
miles), turn left onto Back Road (Rt.623). Drive 4 miles and make a right onto Zepp Road. Stay on Zepp Rd for 5.1 miles. Watch
for the address 5030, board nailed to a tree. It is a private lane. There is currently no real estate sign posted. Turn right onto the
lane, travel a short distance, drive through Cedar Creek, and stay right at the next driveway.
