Cedar Creek Real Estate Licensed in Virginia and West Virginia 2300 Stroneride Road Winchester, VA 22601 540-667-1130
Being offered are three contiguous lots within the subdivision of Ritters Hidden Valley.  The owner has the desire to sell the lots as a whole.  Each lot is 5 acres, giving you 15 acres total.  The hunting is terrific in this region.  These lots contain plenty of wildlife; deer, turkey, squirrel, and yes, bear.  The land is somewhat rolling but many level areas if you are thinking future cabin site.  This community offers swimming and fishing lakes, beach area, picnic pavilion and playground.  There are over 17 miles of roads through this 1600 acre community of which to ride your ATVs.  There are minimal covenants in place (cabin has to be at least 575 sq.ft.) but no HOA.  Annual dues of $300 per lot is collected by the Ritter Maintenance Committee.  That goes towards excellent maintenance of the roads and parks.  There are many full time residents that live here.  Please don’t hesitate to call for more specifics.  Annual taxes paid to Hampshire County, WV average around $250 per lot.  Purchase all 3 lots and you have the ability to sell off individually. The asking price for all 3 lots is $30,000. Call for more specifics. Directions to the property:   The lots can be reached from top or bottom.  There are signs posted that access may be more conducive to 4 wheel drive, but that isn’t the case by accessing from above.  There is a small stretch of the road that has a windy, steep spot, but if really fine to get to the lots.  Coming from the bottom up is a little more restricted.  Call, we’ll take a look.  From the top;  Coming from Old Mill Road, take the first bridge up High Cliff Drive.  Turn left onto Ritter Drive.  ½ mile, make a left onto Halterman Dr.  Stay on Halterman past the last driveway on your left.  All 3 lots are just beyond that owner’s driveway.     From the bottom, take Old Mill Road to the 2nd bridge over the creek, Ritters Valley Drive.   Drive 1 mile to a right on Halterman Drive.  Somewhat of a hidden entrance so you have to watch for the road sign.  A little more “dicey” access, but lots will be on your right, above the 1st cabin on your right while going up Halterman.  I don’t mind meeting you at the entrance of Ritters Hidden Valley to accompany you.
