Cedar Creek Real Estate Licensed in Virginia and West Virginia 2300 Stroneride Road Winchester, VA 22601 540-667-1130
On the side of Great North Mountain, this 100 acres cascades down the mountainside, with several “benches” of which could be utilized as potential home sites.  Through the gated entrance of the community, this property is the first “section” inside the gate.  Great Mountain Lane is very well maintained  (gravel).  Just inside the entrance, to the left, is a somewhat primitive/rustic cabin that can easily sleep 6, has electricity, propane heat, and window air conditioning. There is a nice little front porch of which to relax and take in the nature.  Behind the cabin, the owner has a cleared path of 100’, set up as a firing range.  There are some covenants to the property, but hunting, recreation, ATV riding, is certainly allowed. There are a couple of underground springs on the property with one stream bordering one side of the property.  From the main lane coming into this side of Great North Mountain Wilderness, the owner has recently cleared a nice path up the mountain side to a plateau that could serve as a fantastic homesite whereas a conventional septic system could gravity flow to the approved field just below.  It is a steep climb to the very top of the land where it touches onto land in West Virginia that is owned by the Capon Springs Resort.  That land is fully wooded, and could potentially become additional land of which to hunt. The land is fairly rectangular, with 700’ wide where Great Mountain Lane crosses, with over 1300’ wide at the very top, and over 4,000 feet deep.  Your friends will be envious that you can say you own 100 acres of beautiful mountain land, quite usable, with fairly easy access.  Annual taxes to Frederick County, VA are $1490.  Annual road maintenance dues paid to the Great North Mountain Wilderness POA are $350.  The MLS# is VAFV145544.   The land is priced to sell at $229,900. Ask me to send you the plat and/or covenants.  I am willing to also meet with you and walk the property to your desire.  Great Mountain Lane ends about 2 miles down the road. With the gated entrance, the area remains very private and unbelievably quiet.  Don’t be surprised if we run into an abundance of wildlife, including bear! Directions to the property:   If you are coming from Winchester, from Rt.50W and the Rt.37 Bypass, take Rt.50W for 6 miles.  Make a left onto Back Mountain Rt (Rt.614).  Drive for 10 miles. Make a right onto Heishman Lane.  Heishman turns into Fall Run Lane.  Take this to the top of the mountain (maybe 2 miles from the turnoff from Back Mountain Road to the gated entrance at the top). When you get to the top, the gate to the left is Great Mountain Lane.  You will need an agent to get through the gate. (CALL ME).     If you come from I66 to I81, head south to the 2nd Strasburg Exit 296.  Take Route 55W (towards Wardensville WV) for 9 miles.  Make a right onto N Pifer Road.  Drive 3.5 miles (turns into Wardensville Gr) and turn left onto Back Mountain Road (Rt.614).  Drive ½ mile and make a left onto Heishman Lane.  Follow 2 miles to the top of the mountain (Heishman turns into Fall Run Rd).  The locked gate to the left is Great Mountain Ln.
