This Cape Cod style home was built in the 1960’s.  The structure fronts on the Cacapon River, in a community known as Bubbling Spring.  The land is rented, by contract, by a family that continues a tradition of renting these waterfront lots in Hampshire County, WV (Capon Bridge). The Cacapon River has a reputation of being one of the cleanest rivers in West Virginia.  The landowner rents lots to individuals with long term contracts, and allows for cottages or cabins to be constructed.  The landowner has an option of purchasing your home or structure, paying fair market value, when you decide to sell.  Annual rent for this particular home is $1200. (per year).  This “cottage” is really quite spacious, with total finished square footage on 2 levels, around 1600 sq.ft.   The main level has a kitchen/dining area, which is quite spacious.  The livingroom is a long room, with a staircase in the center leading up to (2) bedrooms upstairs.  Between both bedrooms, there is plenty of space (& beds) to accommodate your family & friends.  This property does have a septic system, with a full bath on the main level.  The livingroom has a freestanding woodstove.  Off the back of the house is a nice sunroom overlooking the river.  The home has maintenance free vinyl siding. This house is on a double lot, of 50 x 75.  There is a storage shed at the front of the property.  The Cacapon ranges in depth at the back of the property, to up to 24” at times.  The river is fairly wide, possibly 50 feet.  The community offers a hookup to spring water, which this property is attached to.  Electricity is metered to each home.  The lane is gravel, well maintained.  There is a minimum real estate tax paid to Hampshire County every year.  That fee is under $200.  This is better than dragging your camper to campsites during weekend getaways or vacations.  Call me to take a look. The price is $27,000.   Directions to the property:    From Capon Bridge, at the west end of the bridge when heading Rt.50W, turn south onto River Road.  Drive 4 miles and watch for Bubbling Spring on your left.  Use the first entrance and drive around to the other side of the community.  The property will be on your left (Lot 45). Or, take the 2nd entrance into the community. The property would be ahead on your right.  There is a Cedar Creek Real Estate sign posted.   There is no address on the house, but the Lot # is 45.
