Cedar Creek Real Estate Marketed by Lynn Beightol III, REALTOR Licensed in Virginia and West Virginia 2300 Stroneridge Road Winchester, VA 22601 540-667-1130
Every lot within this 1600 acre community has it's own unique characteristics.  This is really a unique lot.  With very private access to the top of the land, the road dead ends a short distance beyond.  No traffic whatsoever.  The land is slightly rolling at the top, with more than half the acreage available level enough to build or camp.  Out near the ledge there is potential for fantastic mountain views with some trees taken out on the hillside.  There are some massive oaks on the property, along with a mixtures of pines.  There is another road that runs across the land at the bottom, with a short stretch of land before the creek.  This can be your own private bank to fish or play in the creek. If you can navigate the downhill portion of this lot, you would be within walking distance of the swimming lake area. The annual road and park dues are $400.  Not only does this fee maintain the roads, but within the community of Ritter's Hidden Valley, neighborhood amenities include a swimming lake (beach, picnic pavilion, playground), a  tennis court, a fishing lake, and 20 miles of roads of which to enjoy ATV riding.  Hunting is also allowed within the community. Dillons Run trout stream is stocked several times a year by the Department of Natural Resources.  You really need to get out onto this land to enjoy what this particular lot has to offer. Annual taxes to Hampshire County, WV are $213.  The MLS# is HS. The price is $35,000.  DIRECTIONS TO THE PROPERTY:  From Winchester, VA. take Rt. 50W towards Capon Bridge (Romney).  Drive 17 miles to Capon Bridge.  Continue for 2 miles towards Romney.  Make a left onto Dillons Run Rd. (coming down the 1st mountain out of Capon Bridge.  Drive 3.5 miles down Dillons Run Rd.   Make a left into Ritter's Hidden Valley (stone pillars, stockade fencing, long row of mailboxes across road). You are on Loudan Dr.  At the 1st fork, stay right to continue on Loudan.  At the bottom of the hill, make a left onto Old Mill Road.  Stay on Old Mill for approximately 1/2 mile, and make a right over the first bridge, onto High Cliff Drive.  Drive up High Cliff for 1/2 mile, and watch for a hidden entrance on your left, onto Ambrogi Drive.  If you get to the top, you have gone too far. Take Ambrogi downhill, around the bend, and within 1/4 mile watch for the Cedar Creek Real Estate sign on your left.  There are two more lots on the left before you get to the end of Ambrogi.  There is a little stretch of Ambrogi as you first go down that may need 4-wheel drive only during inclement weather.  (After you cross over the concrete bridge from Old Mill to High Cliff, there is a lane at the bottom of the hill that runs to your left. This is Valley Drive, now renamed Mona Lisa Dr. This lane runs over to the next bridge crossing the creek.  This land does run down the mountainside, crosses the road, and fronts on the creek.  This would be in the area opposite the tennis court).
