Cedar Creek Real Estate Licensed in Virginia and West Virginia 2300 Stroneride Road Winchester, VA 22601 540-667-1130
This unique property has been used as hunting ground far back into the family ownership of this larger parcel.  The 46 acres is located in Frederick County, VA.  The land is actually in 2 contiguous parcels of 40 acres and 6 acres.  There are no restrictions or covenants, and the land is not in a subdivision. The land is somewhat land-locked, bordered on 1 side by Peacemaker Gun range (training, ranges), on other sides by parcels of no less than 11 acres.  The land is accessed through a power line easement from a gravel lane (Nettle Lane), or through the border of the Gun Range and a 15 acre wooded parcel.  Ask me for a plat.  The 15 acre parcel fronts on a state maintained road, and it is also for sale (different owner).  Ask for details.  The land is fully wooded, and somewhat rolling.  This is great hunting land, with potential for long distance shooting. Annual taxes to Frederick County are $1099.  Of course, there is no HOA.  Electric does run through the property.  For future building, a septic site will need to be approved. Water would be provided by a well.  Call me for more details.  The MLS# is FV10003449.  The price is $169,900.  Directions to the property:  I will direct you to the Brannon Ford Rd side of the property.  Since Back Creek is no longer passable by a ford across the creek by way of Bass Lane (Frederick County), you now must drive through West Virginia to get to the property.  From Rt.522N & the Rt.37 Bypass (from Winchester), take Apple Pie Ridge Road 6 miles to a left onto Green Spring Road.  Drive 4 miles, make a right onto McCubbins Hollow Road. Drive 3 miles and make a left onto Brannon Ford Road.  Drive 1.5 miles, passing the Peacemaker Training Center and coming to a Cedar Creek Real Estate sign on the right side of the road.  The sign is posted on a separate parcel for sale (15 acres, ask me about that one). You have to walk approximately 3 football fields to pick up a trail that will take you to the land.  The owner and I can help you with more specifics if you are a serious buyer.  (There is a powerline easement off Nettle Lane that will take you back to the property (walk-in).   Ask me how you get to Nettle Lane (entrance not through West Virginia).
